Process, Pre-Approval, Compliance + and Procedure for 1st and 2nd Mortgages !

Process

  1. ID - D.L. / Medicare / Passport or Birth Certificate

  2. Current Rates Notice or Registration Certificate

  3. Current Mortgage Statement.

  4. Borrowing individual or company - must have above 2. and 3. people noted on the Rates Notice or Registration Certificate and Mortgage Statement .

Pre-Approval - Internal General Property Valuation less current Mortgage or Asset Valuation

  1. 75% on Residential (Subject to location)

  2. 70% on Commercial / Industrial (Subject to location)

  3. 70% of FLV (Forced Liquidation Value)on Assets

  4. Term Sheet will be emailed to those 2. & 3. to be electronically signed and the Bank details to where a Commencement Fee is to be paid.

  5. Simple confirmation form from the 1st Mortgage Holder confirming there are no other loans against the property or personal loans will be included.

Compliance

  1. Zoom Call (recorded) with the above individual Party/ies - to explain the details of the contract.

  2. Searches of the property and clients will be commenced including current Equifax to disclose any further funding enquiries for funding by the 1st Mortgage Holder.

Procedure

  1. On completion of the Zoom Call with our Compliance Department.

  2. Documents will be emailed to the clients chosen Solicitor to explain the Documents including the discretion of the extended period of interest only payments.

These procedures are married with Compliance to protect both Brokers and their Clients.

Process (1.-3.) and Procedure (a.-e.) for Business Asset Lending !

  1. Complete enquiry form.

  2. Provide a complete description plus photos of the Asset.

a. We do a valuation of the Asset

b. We provide you with the Pre-approval 'Term Sheet'.

  1. You pay Processing Fee, App Fee, Legal/Doc Fee.

c. We do searches and the Solicitors prepare the loan doc's.

d. Loan doc's are issued for electronic signing.

e. Settlement.
